A higher cost of funds usually translates into higher loan interest rates, while a lower cost allows banks to offer more competitive rates.

    To fully understand mortgage interest, it’s helpful to look beyond the surface. Mortgage interest is essentially the fee you pay to borrow money to buy property, calculated as a percentage of your remaining loan balance. It’s not static, it decreases over time as you pay down your principal. Mortgage terms also play a big role in shaping this structure. This formula divides your annual interest rate by 365 and multiplies it by your current outstanding loan balance. The result is your daily interest charge. This method ensures accuracy and reflects how long you’ve held a balance, which means that even slight payment delays can increase your total interest paid.     Repayment periods also have a profound impact on how much interest you pay. A short-term loan might mean higher monthly payments, but you’ll save significantly on total interest.
